Single-Storey Rear Extension – Pensby
From Poor Workmanship to a Proper Family Space
This rear extension project in Pensby was all about putting things right and then taking it much further. The home had already been extended in the past, but the original build was poorly executed, cold in winter and left us questioning the structural integrity of what had been done.
What started as a plan to upgrade and adapt the old build soon evolved into a full rear extension between the client and the architect, they decided on a modern open-plan layout and the transformation couldn’t be more impressive.
What We Did
Initially, the plan was to partially retain the previous extension, remove a wall and alter the roof. But after inspection from the architect and structural engineer, it became clear this wasn’t a smart long-term move and certainly not cost-effective.
The client decided to go all in on a brand new extension and we started from the ground up,
literally. During excavation, we uncovered a buried active manhole left in place by a previous owner. We resolved it by installing a new chamber and re-routing the drainage outside of the new build footprint, a hidden complication, but nothing we couldn’t handle.
From there, the build ran smoothly. We installed a large structural steel across the rear of the house to open the entire back into one expansive, flowing space. The result was a new open-plan kitchen, dining and TV area stretching the full width of the property.
Additional upgrades included:
• A lean-to roof with three Velux roof windows
• A large fixed picture window and bifold doors to the garden
• A high-end kitchen with quartz worktops and splashbacks
• Full LVT flooring across the ground floor
• New double doors from the hallway into the kitchen, a smart design feature that elevates the entire entrance experience
The Result
This project, like many of ours, was about creating a space that works for real family life. The
original house had small, disjointed rooms that didn’t make the most of the available space. Now, with a full-width rear extension and clean, open layout, the house feels bigger, brighter and much more sociable.
From rushed and questionable workmanship to a well-executed, high-spec family home, this one was a textbook transformation.
